    North Las Vegas is a citywide appraisal market with several housing eras and residential segments. Older central neighborhoods, later production subdivisions, Aliante, age-qualified housing, gated communities, golf-oriented property, condominiums, townhomes, and vacant residential sites should not be treated as one comparison pool.

    Eagle Home Appraisal prepares Non-Lending residential appraisals in North Las Vegas for homeowners, attorneys, accountants, trustees, personal representatives, and divorcing owners. We do not use the standard 1004 lending form. Reports address estate, trust, probate, divorce, tax, manufactured-home, land, and other private residential assignments.

    North Las Vegas appraisal, defined: A property-specific valuation that identifies the subject's neighborhood or master plan, subdivision, property type, association, site, condition, effective date, and intended use before selecting comparable evidence.

    Aliante is one distinct market inside the city

    American Nevada Company describes Aliante as a 1,905-acre master-planned community that opened in May 2003. It includes a primary village, an active-adult village, roughly 6,500 homes, and residential, commercial, recreational, and public uses.

    American Nevada developed Aliante with Pulte Homes. Sun City Aliante is the age-qualified portion and its association identifies 2,028 homes. That segment needs its own age-qualified comparison search. It should not be merged with general-market Aliante production homes, Club Aliante's controlled-access and golf-oriented property, or older North Las Vegas housing.

    That plan is different from older parts of North Las Vegas and from newer subdivisions farther north. Even within Aliante, the appraisal may need to separate general-market homes, age-qualified property, golf-oriented sites, gates, property types, builders, models, and phases.

    Citywide work requires a neighborhood-level comp search

    The appraiser may need to distinguish:

    • Older central housing from later master-planned and production communities.
    • Age-qualified from non-age-qualified property.
    • Detached homes from condominiums and townhomes.
    • Golf, gate, park, view, and interior locations.
    • Builder, model, phase, lot, garage, and functional utility.
    • Original condition from partial or extensive renovation.
    • Master association, subassociation, and non-association settings.
    • Existing homes from vacant residential land or residential manufactured property.

    A sale across the city can have similar square footage and still serve a different buyer market.

    Manufactured homes and vacant sites require scope checks

    For a manufactured home, Eagle's assignment is limited to residential real property. Personal-property or chattel valuation is excluded. Title status, land ownership, foundation information, and records must be reviewed before the assignment is accepted. Visit Manufactured Home Appraisals.

    Estate, trust, and divorce assignments

    A personal representative or trustee may need current value for sale or distribution, retrospective value as of a date of passing, or both. Provide prior listings, photographs, improvement dates, property records, access information, and attorney or accountant instructions. See Estate and Trust Appraisals.

    A divorce appraisal can address current value, a prior date, or multiple dates. The appraisal supplies the real-property value. Counsel and the parties determine debt, credits, ownership, and division.

    Inspection scope fits the assignment

    The scope may call for a full interior inspection, exterior-only inspection, or in some cases a records-and-photos analysis when reliable current photographs exist. Most estate work is seen. The appraiser decides what evidence is needed for a competent, credible, and reliable result.

    Frequently asked questions

    Can an Aliante sale be used for a home in older North Las Vegas?

    Not automatically. Development period, master-plan amenities, fees, product, site, and buyer appeal may differ. The appraiser uses the subject's own competitive market first.

    Can age-qualified and non-age-qualified homes be compared?

    They serve different buyer pools and can have different amenities, designs, and association obligations. Outside-market sales require support and explanation.

    Do you appraise manufactured homes?

    Yes, when the assignment concerns residential real property within Eagle's licensing and competency. Personal-property and chattel assignments are excluded.

    Can you appraise a prior date?

    Possibly. Provide the effective date, reason, prior listings and photos, improvement history, and written assignment instructions.
