The legal parcel and jurisdiction should be confirmed before the comparison search begins.

    The appraisal may need to distinguish:

    • Detached homes from condominiums and townhomes.
    • Gated subdivisions from open subdivisions.
    • Legal subdivision and applicable association.
    • Construction era, builder, model, and effective age.
    • Lot size, corner or cul-de-sac location, traffic, and privacy.
    • Original condition from partial or substantial renovation.
    • School, park, commercial, airport-route, or arterial influence where relevant.
    • Las Vegas, Henderson, and unincorporated Clark County locations.

    The nearest sale is not necessarily the best sale if it belongs to a different product or jurisdictional segment.

    Late-twentieth-century and 2000s housing can vary widely

    Much of the area's production housing reflects growth from the late 1990s and 2000s, with later infill and newer projects in parts of the market. Similar square footage can conceal different plans, garage utility, lot coverage, association structures, and renovation histories.

    Local buildout research identifies roughly 35 named subdivisions constructed primarily from 1995 through 2010 by builders including KB Home, Lennar, Pulte, Centex, Beazer, and Pardee. That subdivision-by-subdivision pattern is appraisal relevant. Two adjacent streets can have different builders, floor plans, lot standards, association rules, and buyer appeal even when both are marketed as Silverado Ranch.

    An appraiser should identify the original competitive product and then determine how condition and improvements affect the current buyer response. Public records alone may not show interior quality, room changes, deferred maintenance, or functional issues.

    Estate and trust assignments

    A personal representative or trustee may need current value for sale or distribution, retrospective value as of a date of passing, or both. Useful records include prior listings, dated photographs, repair and improvement information, trust or attorney instructions, access details, and the required effective date.

    Divorce and other private decisions

    A divorce appraisal may address a current value, a prior date, or both. The appraisal provides a supported real-property value. It does not determine mortgage balances, credits, legal ownership, or the final division.

Interior observation can be important when the property has remodeling, damage, additions, condition issues, or features not shown in public data.
