    Parks, trails, and mixed-use proximity are property specific

    Access to parks, paths, retail, schools, and services can support buyer appeal, but immediate adjacency can also bring traffic, noise, parking, activity, or privacy differences. The appraiser studies the subject's actual relationship to those uses and what the market paid.
