A mid-century or early tract home near the historic core, a 1980s Green Valley house, a 2000s Seven Hills production home, an age-qualified Sun City model, and a current Inspirada builder resale answer to different buyers. A citywide automated result can miss that sequence entirely.
Those development eras create different floor plans, lot patterns, construction standards, amenities, associations, and buyer expectations. The appraiser may need to distinguish:
- Older central Henderson housing from later master-planned communities.
- Attached from detached ownership.
- Age-qualified from general-market property.
- Custom, semi-custom, and production construction.
- Guard-gated, golf, open, and association-free settings.
- Hillside, Strip-view, valley-view, and interior sites.
- Original condition from partial or complete renovation.
- Master association and subassociation obligations.
The master plan is a starting point
A Henderson address should be tied to its actual competitive market. Important submarkets include:
- Green Valley, the older master plan that began in 1978.
- Green Valley Ranch, a distinct plan completed in 2002.
- Seven Hills, with hillside, production, and custom-estate segments.

The appraiser is paid for independent analysis, not for reaching a requested number. Counsel and the parties determine title, debt, credits, and final division.
Inspection scope fits the assignment
The scope may call for a full interior inspection, exterior-only inspection, or in some cases a records-and-photos analysis when reliable current photographs exist. Most estate work is seen. The appraiser determines what evidence is necessary for a competent, credible, and reliable result.
An appraisal inspection is not a home inspection, engineering report, survey, title opinion, environmental assessment, or code inspection.
