Hillside location creates property-specific differences
American Nevada Company describes Seven Hills as a 1,300-acre hillside community completed in 2003, with 25 neighborhoods, more than 2,500 homes, and about 300 custom estates. The plan also includes parks, walkways, and bikeways. Within that setting, elevation and orientation can create materially different views and sites.
American Nevada developed Seven Hills with Forest City. Five named 24-hour guard-gated communities, Presidio, Renaissance, Rapallo, Terracina, and Venezia, contain custom and luxury housing that should not be mixed casually with the plan's open production neighborhoods. The subdivision and gate are therefore part of the appraisal's basic property identification, not an optional marketing detail.
The appraisal may need to distinguish:
- Custom estates from production models.
- Guard-gated from non-gated neighborhoods.
- Rio Secco golf frontage or view from interior locations.
- Strip, valley, mountain, open-space, and neighborhood views.
- Elevated, sloped, oversized, and typical subdivision lots.
- Builder, model, phase, living area, garage, and functional utility.
- Original condition from market-recognized renovation.
- Master association and neighborhood-level obligations.
View and golf labels are not enough
A listing may describe a view as panoramic, Strip, golf, or mountain. The appraisal needs to identify view direction, depth, obstruction, privacy, elevation, and competing alternatives. Golf locations also vary by fairway position, orientation, ball exposure, water, landscaping, and activity.
No standard Seven Hills premium applies to every elevated or golf-oriented lot.
Custom estates require a wider lens
A custom residence may have few direct substitutes. The analysis can require a broader geographic or time search, with careful attention to site, design, quality, materials, functional utility, outdoor improvements, view, and condition. Cost records can help describe the improvements but do not automatically establish market value.
Plans, specifications, permits, prior listings, dated photographs, and an improvement timeline can make the assignment more complete.
Estate, trust, and divorce work

A divorce appraisal can address current value, a prior date, or multiple dates. The appraisal provides the supported real-property value. Counsel and the parties determine title, debt, credits, and the final division.
Inspection scope fits the property
The scope may require a full interior inspection, an exterior-only inspection, or in some cases a records-and-photos analysis when reliable current photographs exist. Most estate work is seen. Direct observation can be important for custom quality, view, site, condition, remodeling, and functional utility.

Can a production home be used to value a custom estate?
It usually serves a different buyer market. If included as secondary evidence, the report must explain its relevance and limitations. Custom assignments require custom-market analysis.
Does every elevated lot have a Strip view?
No. Orientation, obstruction, elevation, landscaping, neighboring construction, and view direction differ by property.
Is Rio Secco golf frontage given a fixed adjustment?
No. The appraiser studies market evidence tied to the actual fairway location, view, privacy, ball exposure, and competing alternatives.
Can you appraise a Seven Hills property as of a prior date?
Possibly. Provide the effective date, prior listings, photographs, plans, improvement history, and assignment instructions.
