Sun City Anthem is a 55-plus Henderson community in the Black Mountain foothills. The association identifies 7,144 single-story homes, including a gated 227-home Pinnacle Village and 162 villa homes. Detached houses, villas, gated property, elevated sites, and different models do not belong in one undifferentiated comparison set.

Sun City Anthem was established in 1998 and is distinct from non-age-qualified Anthem neighborhoods. A nearby sale outside the community may be close in distance while serving a different buyer pool.
The association publishes 34 original model plans ranging from 1,080 to 3,175 square feet. The inventory includes detached residences and semi-attached villas, and numerous homes sit along two public championship golf courses with Strip, valley, or mountain views. Model identity can be unusually useful here, but it is only the starting point. Additions, updating, site, view, villa obligations, and condition still require property-level analysis.
The appraisal may need to distinguish:
- Detached homes from villa or attached products.
- Pinnacle Village from non-gated portions of the community.
- Model, floor plan, living area, garage, and functional utility.
- Elevated Strip, valley, mountain, golf, and internal views.
- Lot orientation, privacy, slope, traffic, and external influence.
- Original condition from market-recognized renovation.
- Association obligations and property-specific fees.
- Sale date and market conditions on the required effective date.
Model and condition can matter more than straight-line distance
In an established model-based community, a slightly farther sale with the same floor plan and similar site may compete more directly than the nearest sale with different utility. The appraiser also considers effective condition. Two homes built in the same year can have different market appeal after years of maintenance, replacement, and remodeling.
Prior listings, floor-plan information, permits, and photographs can help identify the property correctly.
Estate, trust, and date-of-passing work
A representative may need a current value for sale or distribution, a retrospective date-of-passing value, or both. If a home changed after the effective date, current finishes cannot simply be projected backward.
The combination of a 1998 start, age qualification, and long-term ownership makes historical-condition research especially important in estate work. A house may have the same original model as a sale but a different renovation timeline, view, golf relationship, or level of maintenance. Family photographs and old listings can be as important as the floor-plan name.

Divorce and private ownership decisions
A divorce appraisal can support settlement, mediation, litigation, or a proposed buyout. Counsel should identify current value, a prior date, or multiple dates before the appraiser selects market data.
The appraisal does not determine legal ownership, debt, credits, or the final division. Those decisions remain with the parties, counsel, and court.
Inspection scope fits the assignment
The scope may call for a full interior inspection, exterior-only inspection, or in some cases a records-and-photos analysis when reliable current photographs exist. Most estate work is seen. Direct observation may be important for condition, remodeling, model identification, view, site, and features not reflected in public data.
